Rates

You have a choice of seven ensuite rooms: a single room, three double rooms, two twin rooms and 1 family room for your stay. We are happy to accommodate a variety of options in the family and double rooms such as singles in doubles, twins in family rooms, etc. It is your holiday and our aim is to make you comfortable. Prices are per person per night and include all taxes and a traditional Scottish breakfast.

PLEASE NOTE: The above rates are a guide, please call for rates during special events in Edinburgh; Rugby, Hogmaney, Bank Holiday weekends or for a quote for groups, longer stays or specific nights.

As spring approaches this is an excellent time to visit Edinburgh - crowds are down and better weather will surely come! Rooms are from 25 per person for shared rooms with reductions for longer stays. Still includes a full cooked breakfast and a lovely ensuite room. Please call for availability and events updates.

Deposit and Cancellation Policies

Deposit: When booking, we request a credit card or cheque for payment for the first nights stay.

Cancellation: Our policy on cancellations is fair and simple. We never overbook, so your room is your room. Your deposit is refundable less 5 prior to 30 days from the date of stay and after that, we will refund your deposit if we are able to re-let the room. If you are booking with us less than 30 days prior to your stay we will make every effort to re-let the room, but your deposit will not be refunded if we our unable to re-let the room.
